    Yep, I believe it sure is necessary. The 1% rule is a quick way to see if it is worth taking the property through this calculator. It would take you about 5-10 min to fill it out but there is no need to do it to a property if it isn’t worth looking at in the first place because it will not make money in cash flow and passive income each month.
